How a project works

  1. Tell us about your project

Location, project type, size, timeline and budget.

  2. Site visit and preliminary pricing

We review the property and give you a realistic investment range.

  3. Design and final pricing

Plans are developed under a pre-construction agreement, then priced.

  4. Permits and construction

We coordinate permitting, build, and complete final inspections.

See all nine steps
  1. Lead intake and qualification. You send us your project information: property location, project type, approximate size and scope, desired timeline, anticipated investment range, and whether plans already exist.
  2. Initial qualification and site visit. We review the information and follow up. If the project appears to be a good fit, we schedule a site visit to review the property, proposed scope and existing conditions.
  3. Project evaluation and preliminary pricing. After the site evaluation we provide a preliminary pricing assessment that establishes a realistic construction investment range. It is not the final construction price.
  4. Pre-construction agreement and design. If you elect to proceed, we enter into a separate pre-construction agreement and coordinate the services the project requires, which may include surveys, zoning and feasibility review, architectural design, and structural and MEP engineering.
  5. Plan approval and final pricing. Once you approve the plans, we price the defined construction scope based on the approved plans, specifications, selections and allowances.
  6. Construction agreement. You and Harris Contracting execute the construction agreement based on the approved project scope and construction documents.
  7. Permitting and pre-construction planning. We coordinate permitting with the municipality and design professionals. While the project is in permitting, we work through selections, procurement planning and scheduling.
  8. Construction. Once permits are issued, we begin construction and manage scheduling, subcontractors, inspections, procurement and project coordination.
  9. Final inspections and closeout. Required final inspections are completed, punch-list items are addressed, and the project is closed out.
